MANAGER REMINDERS
Pasco County urges everyone to conserve water and follow new watering guidelines as dry conditions trigger a modified Phase III “Extreme Water Shortage.” The Southwest Florida Water Management District’s order is in effect April 3 through July 1, 2026. Under the revised rules, irrigation windows for all water sources are now shorter.
Updated Watering Windows:
- Potable, well, or surface water: 8 p.m. – 4 a.m.
- Reclaimed water: Midnight – 8 a.m.
- HOAs: May not require landscape replacement or pressure washing for aesthetic purposes.
Please maintain your property by cutting & edging lawns as well as weeding garden beds and tending to landscaping.

Friendy Reminders For All Residents
By following these basic maintanance guidelines, you will be preventing yourself from receiving a violation notice
- Driveways and sidewalks need to be free of moss, dirt and weeds at all times. Pressure washing twice a year will keep these areas looking great!
- Trash & Recyle bins need to be out of view at all times except when at the curb on pickup days.
- Mailboxes need to be free of algea and dirt. Cleaning once a month will prevent this.
- Trees, incliding Palms, need to be kept trimmed, especially low hanging limbs over the sidewalks.
- Lawns need to be maintained and mowed weekly during rainy season. Sidewalks and along the street need to be edged. Landscape beds need to be well kept and free of weeds.
- Parking is only permitted in your garage and driveway. There is no parking on the terrace grass or in the street. If you are having several guests and there isn't enough room in your driveway, you can complete this application for parking permits.
